Appraisal Process & Information
In accordance with the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP), a real property appraisal typically involves:
- Discussion with the client, intended user and other applicable parties
- A site visit where the property is viewed, measured and photographed
- Analysis of the economy, the site and improvements
- Highest and Best Use analysis
- Valuation (Direct Comparison, Income and Cost Approaches) with market value conclusion
- Exposure time estimate
- Addenda with details from SAMA, ISC, municipality zoning, etc.
